How do I get paid for my property?
Either by cashier’s check (as good as cash) or wire transfer, whichever you specify to the title company.
Does Citizen Residential purchase properties As-Is?
Yes. We purchase properties completely "As-Is" and do not expect you to make any improvements or upgrades to the property.
Does Citizen Residential purchase properties with back taxes or liens?
Yes. If your property has any outstanding liens or back taxes, that amount will be subtracted from your proceeds from the sale to pay the respective parties.
How does the closing process work when you sell to Citizen Residential?
Our closing process is quick, easy, and stress-free. Once we receive your signed Purchase Agreement, we will proceed to open escrow with a title company who serves as a neutral third party to both the Buyer and Seller during the closing process.
The title company will perform a title search and prepare all of the paperwork needed to sell your property. One to two days before closing, the title company will send you a “Settlement Statement” which outlines the amount you will get paid at closing minus any owed costs such as unpaid taxes or liens that may be on the property. One of the documents will give you the option to choose whether you would like the sale proceeds wired to your bank account or paid via cashier's check at closing.
On the day of closing, you may either go in person to complete the required paperwork or request a mobile notary meet you at a location of your choosing at no additional cost.
